	"description": "This is a petition to ensure Trustees are aware of community support to keep the neighborhood at the southwest corner of Willow and Pfingsten zoned for residential development. Petition Guidelines - A paper version of this petition has generated over 400 signatures.   If you signed the paper version, please do NOT also sign this electronic version.   Our strategy includes maximizing the number of signatures at each household. Ask everyone in your household to sign. Signers must be at least 18 years old. Please forward this petition to others in Glenview.  Northbrook. A retail development will negatively impact all drivers on Willow Road.   Residential development - Homes exist at every intersection along Willow Road in Glenview, from Waukegan Road to Landwehr Road. Extending the existing residential neighborhood to Willow Road is the best fit for our community. Retail development - Most people have concerns about a retail development at this intersection, including: Pedestrian and bicyclist safety - Residents in our neighborhood are active.  We walk, bike and run. Adding access roads on Willow and across from Plaza Del Prado is inherently dangerous. Traffic on Willow - Illinois Department of Transportation rates the traffic today as the worst possible, a Level of Service rating of &quot;F&quot;, defined as &quot;jammed conditions where the intersection is over capacity.&quot;  An access drive on Willow Road at the west end of the property will make traffic even worse. Safety - With the high school and hospital just over a mile away, the increased congestion in the area will be disruptive to young drivers and emergency vehicles. Accidents - The intersection is already one of the most hazardous in Glenview.   Vacant retail - Empty store fronts are a national trend. Creating another strip mall in today&#x27;s over-saturated retail market is reckless.   Access road on Pfingsten, across from Plaza Del Prado - Two cars simultaneously making left turns from each mall would be unsafe. A high-risk scenario exists if cars move straight across Pfingsten, from one mall to the other.   Miller and Pfingsten - An additional stream of cars will add to the steady flow of traffic at this intersection, making it even more challenging to turn left onto Pfingsten Road. Through traffic - Entrance/exits to strip malls make it harder for through traffic to move, causing increased traffic delays. Retail shift - Retail at Willow and Pfingsten could take away from Glenview’s designated retail areas, the Downtown District and the Glen Town Center. Property values - Home values are likely to diminish as a result of nearby retail. Village revenue - Revenue from a commercial development would be about the same as the revenue from a residential development.   If you are supportive, please sign the petition and share it with others in Glenview and Northbrook.",
