	<description>Tell Your Reps &amp;amp; Senators to Support HB 1183 &amp;amp; SB 1342 What the bills do: House Bill 1183 and Senate Bill 1342 would require Florida counties and cities to create Transit-Oriented Development (TOD) zones near public transit. Within those zones, local governments must allow mixed-use development (housing and commercial uses) and can’t impose restrictive rules like low building heights, heavy setbacks, minimum parking, density caps, or limitations on multifamily housing that make development harder or more expensive. It also prevents local governments from shrinking or removing these TOD zones once established. The bill includes a private right of action so developers or housing advocates can sue if local rules violate the law, and successful plaintiffs can recover attorney’s fees. It encourages transit agencies and local governments to build near transit and reinvest profits into transit services. The bill takes effect July 1, 2026.
