	<description>We as a community group are pro-development and affordable housing in Lambeth. But not at this scale and at such a huge cost to our fragile neighbourhood. What do we want? 1) Reduce the scale and density of the development to be in line with the London Plan and in keeping with the local area. A tower the height of Battersea Power Station in a low-rise neighbourhood is against planning law and will set a dangerous precedent for future developments of this scale. We also have grave concerns for the significant loss of light and privacy for the surrounding neighbourhood. We call for an independent review of the light/overshadowing report as we know the company who did the lighting report for Hadley has been found guilty in court of misrepresenting planning committees in the past. 2) Stop pretending this is about providing affordable housing for Lambeth, Hadley is hiding behind the 35% target for affordable housing. This is all about prioritising profit over people.  There is a choice about the scale and density of this development. The project is jointly funded by Mr Sai Hong Yeung, part of a Hong Kong billionaire family, and the former PM of Qatar Sheikh Jassim Al Thani who are both heavily involved in heavily investing in London property and creating getto neighbourhoods, powered by foreign money and often never lived in. Hadley claim this is about &#x27;viability&#x27; of the project and the numbers only work at this scale and density. However, we have to recognise that the viability is only based on the profits they promised their investors. This project IS IN NO WAY VIABLE for our community. 3) Let&#x27;s be honest about the impact of a development of this size on the highways,  parking and access to amenities in this already congested area.  Hadley insists that the project is a car-free zone, this is a fallacy and naive of them to state that it will not impact the area. Streatham Common is already one of Lambeth&#x27;s most congested neighbourhoods with Eardley Rd, and Greyhound Lane known as local pain points. Plus Streatham Common Station is the 6th busiest station on the Southern Network. With school waiting lists and GPs already at capacity. We cannot and should not ignore the impact this will have on a community which is already at bursting point. We speak on behalf of a vocal and passionate local activist group which has bourne out of helplessness felt from the brick walls we all keep facing as we watch this ludicrous design progress. Vote no and ensure that Hadley reconsiders sensible plans that help us provide and improve our neighbourhood. And give Streatham what it deserves</description>
