Support Family Sized Development at 5005 Lyndale on Monday!
The final implementation steps of the Minneapolis 2040 plan wrapped up this spring. While implementation was ongoing, a lot of projects were idled. Now that it’s all in place we’re seeing exciting projects move forward. One such project is a proposed development at 50th and Lyndale Ave (PLAN16894). This is a project that advances many of the stated goals of the 2040 plan, and would be legal to build as designed just two blocks west on Bryant Ave. This is due to the differences in setbacks between Urban Neighborhood 3 and Commercial Mixed Use we raised with the Planning Commission in the spring.
This project is for 20 units in a four-story development, just across the street from a “goods and services corridor” and only three blocks from an existing grocery along routes 4, 46, and 113. It is also two blocks north of the Minnehaha trail and would allow more people to enjoy the walking and biking trails next to the lakes. The project is located in Ward 11 and adjacent to Ward 13. The project currently has a strong mix of studio to three-bedroom homes.
The project proposal includes a few setback variances. The project is currently slated to be denied on staff recommendation in order to “fit in with the neighborhood character” and the denial will likely reduce the size of the homes. Meaning fewer homes for families, or possibly a reworking of the project entirely. The setback variances will be going in front of the Planning Commission for review on October 16th at 4:30 p.m. Our recommendation is to approve the variance requests and the site plan. More people should be able to take advantage of all the great things in this neighborhood, and this project will make that happen.
