As proposed, Monitor Point would deliver the following:
● Construct two new, modern critical facilities for the MTA without any State subsidy, therefore protecting taxpayers from spending upwards of $130M;

● Generate millions in annual rent payments to the MTA via a ground lease, critical funding for its overall operations;
● Create up to 1,000 units of mixed-income, affordable and senior housing, of which at least 25 percent will be permanently affordable;
● Produce over 1.2 acres of publicly accessible vibrant waterfront open space and critical
improvements to the shoreline;
● Construct a new 30,000 SF, state-of-the art museum; and
● Support the creation of union jobs – both permanent for building maintenance and those in construction
