1. Neighborhood businesses: Create mixed-use areas that all residents can enjoy, with the density that can sustain small businesses.
2. More walking, less traffic: Reduce traffic and carbon emissions by bringing people within walking distance of campus and job centers.
3. Tax revenue: Allow for buildings that would generate millions of dollars annually for affordable housing and city services and make it harder for U-M to buy up land.
4. Take pressure off surrounding neighborhoods. Free up homes that would otherwise be occupied by students, reduce the growing pressure to convert.
