Action Alert - Support Homes at 4109 and 4113 Sheridan Ave S

Hello neighbors,

We need your help to support 13 new homes – a new, four-story residential building with 13 homes is being proposed at 4109 and 4113 Sheridan Ave S in the Linden Hills neighborhood. The proposal requires special approval from the City to increase the building's maximum height by 5 feet and 6 inches (This specific lot has a limit of 2.5 stories/35 feet; this proposal would reach 40 feet, 6 inches).

In other words, the applicant can build these homes up to 2.5 stories/35 feet “by right” or without any special approval, but wants to build them higher to accommodate a fourth story.

These homes are market-rate condos, the kind of “owner-occupied” buildings that we occasionally hear some neighbors ask for when they oppose new rental construction. The Linden Hills neighborhood is highly desirable: this location is walkable to amenities, including stores, restaurants, a library, a dentist's office, and an award-winning City park and lakefront. It’s also right on the brand new E-Line BRT. This is a perfect location to allow more people to join a vibrant community.

Community Planning and Economic Development (CPED) staff have indicated that a) this proposal is consistent with the Minneapolis 2040 Comprehensive Plan, b) the building is consistent with the nearby residential character (Urban Neighborhood), and c) the height increase is reasonable. However, some residents in the neighborhood are using this ‘need for approval’ to push for delaying or rejecting the project.

The conditional use permit was approved by the Planning Commission on November 3, but has been appealed and will now go before the City Council’s Business, Housing, and Zoning (BHZ) Committee on Tuesday, December 2.
