NO to multifamily moratorium/changes
Roswell Mayor & City Council has added a moratorium on conditional use applications for multifamily development as an agenda item to their City Council Meeting for 7pm tomorrow, March 28th. What does that mean? If passed, effective immediately the City of Roswell will no longer accept applications to build multifamily housing for 90 days until more permanent limitations are made to the city code.
Take action now by sending a message to Roswell Mayor Kurt Wilson & City Council urging them to vote NO on a moratorium or changes to limit multifamily housing in Roswell.
Roswell, like much of the Metro Atlanta area, is in the midst of a shortage of homes for current residents. When we don’t have enough housing supply and demand is high, prices go up. We’re hearing stories daily now of Roswell residents facing staggering rent increases -- as high as 33% -- and homes selling for prices 50% higher than they sold for five years prior.
This change impacts areas already zoned for conditional use for multifamily housing, such as Alpharetta Highway and Holcomb Bridge Road. The areas zoned for conditional use for multifamily are the only portions of the city accessible to transit. In the Roswell 2040 Comprehensive Plan, studies showed that residents at existing multifamily residences in these areas were least likely to have access to a car, most likely to walk/bike/transit to work, and most likely to work in Roswell compared to residents in single-family neighborhoods. Even worse, mixed use developments will require a 25% on multifamily components -- meaning the majority of the development will be dedicated to commercial use. We need more housing options, not bans.
Please contact Roswell Mayor Wilson & City Council and urge them to NOT pass a moratorium or changes to allow conditional use applications for multifamily housing.
If this moratorium is put in place, it will stall housing development in Roswell for years -- possibly more. The housing shortage in North Metro Atlanta has been recognized by neighboring cities like Sandy Springs and could hamper economic development. The Federal Reserve has identified Metro Atlanta as “unaffordable” due to a lack of housing available and rapidly rising housing costs. Simply put: we don’t have time for moratoriums and we can’t limit housing options in Roswell. Please take action ASAP by contacting Mayor Wilson & Council before tomorrow’s vote!
