What are the issues with this proposed development?
· Excessive building height and bulk (an uplift in height (75.5m [23 storeys] proposed for the 39m [12 storeys] District Centre overlay).
· A gross overdevelopment of the site – excessive height and site cover, narrow setbacks, inadequate landscaping, and deep planting at street level (building too much on too little).
· Non-compliant density 1bed per 6m2 - Residential density overlay map for zone RD7 – 1bed per 25m2 (4 times the density for the location) .
· Detraction from Coolangatta identity and sense of place
· Failure to protect the intrinsic nature of the heritage-listed 1928 Jazzland Dance Hall, recognised in the Coolangatta Local Area Plan for its history and character components.
· Significant loss of privacy and amenity for neighbouring properties.
· Traffic impacts.
This highrise tower in Coolangatta is non-compliant with the City Plan and has no place in this neighbourhood. It is neither sympathetic or respectful to the site and ignores the historical relevance of the existing building. Instead, it seeks approval to dismantle, partially demolish, salvage, store and excavate to construct a bulky and oversized 75.5metre structure on a designated 39metre site.
If approved, this proposal will set a disastrous precedent and open the flood gates to many similar overdevelopments on inappropriate lots, degrading the history, neighbourhood character and liveability of Coolangatta. The proposal is well outside the City Plan controls endorsed by residents.
