Tell Gov. Sherrill & NJ Legislators: Rebuild and Protect NJ’s Affordable Housing Trust Fund

During her campaign, Governor Sherrill committed to ending diversions from New Jersey’s Affordable Housing Trust Fund (AHTF). As lawmakers and the Sherrill Administration negotiate the proposed FY2027 state budget, it is critical that we remind the administration of that promise and demonstrate the broad support behind it. We urge Governor Sherrill to keep that commitment and ensure AHTF resources are used solely for their intended purpose: building new affordable homes and strengthening communities across New Jersey.

Last year’s diversion of the AHTF in the FY2026 budget stalled projects, disrupted the development pipeline, and undermined our ability to meet the state’s growing housing needs. With Fourth Round obligations underway and a severe shortage of homes affordable to low- and moderate-income residents, we cannot afford another setback.

  • Fully fund the Affordable Housing Trust Fund in the FY2027 budget
  • Dedicate at least half of new mansion tax revenue to sustain and grow the AHTF
  • Raise the Neighborhood Revitalization Tax Credit cap to $65 million
