Reject the Proposed Meadow Plaza Redevelopment

Dear President Kathryn Ciesla and Members of the Northbrook Village Board,

I am writing as a concerned Northbrook resident to urge you to reject Pulte Homes' proposal to redevelop Meadow Plaza on Cherry Lane.

Meadow Plaza has served Northbrook residents for generations and is home to businesses that are part of our community's identity. Businesses such as Ace Hardware, The Book Bin, Bean Bar, La De Da, Philip's Shoe Clinic, Dollar Tree, and others provide services that residents rely on every day. Replacing them with three six-story luxury condominium buildings containing approximately 150 units would fundamentally and permanently alter the character of this area.

I am deeply concerned about:

• The loss of long-standing local businesses that cannot simply be replaced elsewhere.

• The excessive height, density, and scale of a development that is incompatible with its surroundings.

• Increased traffic congestion and parking pressures in an area already heavily traveled by residents.

• Additional demands on roads, public infrastructure, schools, and Village services.

• The potential use of taxpayer-supported incentives, including Tax Increment Financing (TIF), to subsidize a private luxury condominium development.

This proposal is not the right project for this location, and it is not in the best interests of Northbrook residents. Once these businesses are gone and these buildings are constructed, there is no going back.

I respectfully ask each member of the Village Board to reject this proposal outright and make it clear that this development should not move forward. Northbrook deserves redevelopment that strengthens our community—not one that replaces cherished local businesses with an oversized luxury condominium complex.

Thousands of residents have already voiced their opposition by signing the community petition. I urge you to stand with your constituents and vote NO on this proposal.
