The final implementation steps of the Minneapolis 2040 plan wrapped up this spring. While implementation was ongoing, a lot of projects were idled. Now that it’s all in place we’re seeing exciting projects move forward. One such project is a proposed development at 36th and Minnehaha (PLAN16662). This is a project that advances many of the stated goals of the 2040 plan, and N4MN stands with the Longfellow Community Council and wholeheartedly supports it.
This project is for 32 units in a five-story development, with active ground-floor commercial use fronting Minnehaha Avenue. This mixed-use residential building will include a bike storage/fix-up room, rooftop solar, and all utilities will be fully electric. It will be just steps away from high-frequency transit on the 7 bus line, and with wide on-street bike paths, Minnehaha Avenue is a great place to start or end a bike trip. As an added bonus, at least 20% of units will be affordable at 80% of AMI. This project adds low-carbon units to our housing mix, and it will attract bike and transit-oriented residents – and businesses – to the neighborhood.
The project proposal includes a few setback variances. We judge these to be minor and in keeping with the spirit of existing regulations. These will be going in front of the Planning Commission for review on September 5th at 4:30 pm. Our recommendation is to approve the variance requests and the site plan. More people should be able to take advantage of all the great things in this neighborhood, and this project will make that happen.
