Donald Trump said he wants to ban institutional investors from buying single-family homes. That reflects a growing recognition of a real crisis. Wall Street has moved aggressively into the housing market, driving up prices, shutting families out of homeownership, and destabilizing communities.

But the damage does not stop with single-family homes.

Institutional investors are buying apartment buildings and manufactured home communities across the country. After taking control, they raise rents, cut services, and extract profits. Families pay more. Communities lose stability. Housing becomes a financial instrument instead of a place to live.

Congress already has legislation that takes meaningful steps to stop this: the Stop Wall Street Looting Act.

This bill goes directly at the business model that allows private equity and large investment firms to buy housing, load companies with debt, pull out fees and dividends, and leave the consequences behind. It closes loopholes that let investors profit while renters, homeowners, and workers absorb the harm.

The Stop Wall Street Looting Act would hold private equity firms financially responsible for the companies and housing assets they control. It would limit debt-driven extraction and financial engineering that fuel rent hikes and housing instability. It would increase transparency so regulators and the public can see what Wall Street is doing to the housing market.

If Donald Trump wants to stop institutional investors from taking over American housing, he does not need to reinvent the wheel. A serious legislative solution already exists.

Supporting the Stop Wall Street Looting Act would turn a widely shared concern into enforceable policy. It would give the bill a real chance to pass and show that protecting families, renters, and homebuyers comes before protecting Wall Street profits.

The problem is clear. The solution is already written. What matters now is whether leaders are willing to make good on their promises.
