Canmore residents, property owners and visitors:

Help Protect Canmore's Rundleview Greenspace and keep this land for the community and wildlife by signing a petition for Town Council opposing approval of the proposed hotel and spa development in this location and the related, required changes to the Municipal Development Plan and Land Use Bylaw.

The petition will be presented to Council to demonstrate there is significant public opposition to the proposed hotel and spa in this location.

Petition Opposing the Proposed Nordic Spa & Hotel in Rundleview (Canmore Health & Wellness Facility as proposed by Serge Ouimette, Dr. Cheryl Cooper and Frank Kernick at a May 8, 2024 Community Information Session)

We, the undersigned Canmore residents, property owners and visitors OPPOSE Canmore Town Council amending the Municipal Development Plan or Land Use Bylaw to accommodate a proposed hotel and spa in in the Community Open Space and Recreation land adjacent to Rundleview, for the following reasons.

1. Amendments to the Municipal Development Plan (MDP) should only be considered if there are substantial net benefits to the Town from the amendment. Adding a hotel and spa in the proposed location does not add any substantial net benefit to the Community.

2. The MDP shows the lands in question as Community Open Space and Recreation. There is no commercial development permitted in this area. The lands should continue to be classified as Community Open Space and Recreation.

3. The development of a hotel and spa in the proposed location will have significant negative impacts on traffic flow, pedestrian and wildlife safety.

4. The development of a hotel and spa in the proposed location is expected to have significant servicing costs to the Town and may result in an increase in property taxes for all Canmore taxpayers.

5. There are other locations in Canmore, already designated for this type of development within the MDP, available for a hotel and spa.

6. The proposed location has plentiful wildlife of many species through it year-round. While not designated as a wildlife corridor or habitat patch, it is immediately adjacent to both a wildlife corridor and a wildlife habitat patch. The MDP states that development proposals within or adjacent to a wildlife corridor or habitat patch shall have regard to the BCEAG Wildlife Corridor and Habitat Patch Guidelines for the Bow Valley (2012) and the most recent principles of wildlife conservation to ensure the values and function of the corridor or habitat patch are not compromised. A review of the applicable best practices in the 2012 BCEAG Guidelines suggests that this development would not be consistent with these Guidelines.

7. We understand development in the proposed location has long-term risks from undermining of subsidence, including sink holes near the reservoir and in existing developed properties.
