We are calling on the government to double the minimum density around stations, to build more homes, so more people can easily access the railway network.

​​The National Planning Policy Framework (NPPF) was updated in August 2026. One of the measures was to set a minimum density of 35 dwellings per hectare around stations. However, this density is set far too low and is practically pointless.

Land around stations is a precious resource, but the density minimum is set so low that few would be able to live around stations. An uplift in the density minimum would provide many more new homes, support local shops and services around the station hub, and give more people the opportunity to live car-free if they choose. ​Helping to achieve the government house building and climate change goals.

The NPPF also set an increased density of 45 dwellings per hectare for stations with higher frequency services. This is also set far too to be of any practical use and should also be doubled.

We are pleased to see the NPPF include transport policy at last, something our organisation has consistently called for over the last decade. Please take this opportunity to revise this policy to make it work as intended.
