We the undersigned community members and landowners oppose the construction of a 32-acre Buc-ee's gas mega mart in Mebane.

Increases in air, light, and noise pollution from what is proposed to be one of the largest gas stations in the country, open 24/7, will not be in harmony with our current quality of life, and Mebane’s supposed identity as “Positively Charming”. Furthermore, the intense strain this giant facility will place on our city's resources and infrastructure is an unnecessary burden to take on.

We urge all decision-makers to prioritize the concerns of the community members you represent and live among, not a Texas-owned corporation. We insist on full transparency and, in addition to expressing our unwavering opposition to Bucee’s in Mebane, request a response to the points below:

WATER
- Mebane is already dealing with a deficit of clean water, and investing in expensive, critical infrastructure as a result – How could the city then support a 32.5 acre operation that will draw est. 20,000 gallons of water per day, without the costs falling on our shoulders?
- Fragile creeks that feed into the Haw River risk contamination as a result of the project. It takes only a nominal amount of contaminated runoff to pollute protected waters. How will stream and groundwater contamination as a result of the project be monitored, and what plan is in place to resolve contamination when it occurs?

SEWAGE
- Mebane is tens of millions of dollars behind on upgrading the city’s sewer system to meet the daily needs of residents – How could this insufficient system then handle the load of an additional 25,000+ Buc-ee’s daily visitors?

ROADS
- Towns such as Robertsdale, AL, Denton, TX and Madisonville, TX all had expensive traffic problems to solve once Buc-ee’s became fully operational. One TX town conducted its own TIA and found Buc-ee’s numbers to be well under their findings – Who will be responsible for managing the anticipated (and perhaps unanticipated) traffic flows Bucee’s will cause as a result of the 25,000+ daily visitors to the gas station?
- Is there a road hall agreement to address wear and tear as a result of Buc-ee’s traffic?

EMERGENCY SERVICES
- The storage of thousands of gallons of gasoline in underground storage tanks, no matter the technology employed, lends itself to potentially devastating consequences. Will anyone, besides Buc-ee’s, be monitoring those tanks?
- Crime and safety issues are a concern with thousands of daily trips off the highway by Buc-ee’s visitors 24/7, which could be a stress on emergency services.
Is there an emergency response plan, and what will the impact on our first responders be? Have they been consulted?

Thank you,
