We, the residents of the Northpoint Apartments Tenant Association, care deeply about our community, but there are many challenges to living here. In early September, we began meeting with you in good faith that the level of neglect we endured during Aimco's tenure would not continue under the management of Related Properties. In our follow up meetings, we have shared many details about the deteriorating conditions at Northpoint and offered to work in partnership with you towards improvement. Some of our concerns have been addressed, but many have been ignored or met with ineffective solutions. We demand a detailed plan and timeline for the following concerns:
1. Lack of Quality Customer Service with Management Staff: There is a culture of negative communication with the on-site management staff. We receive no support from staff when we express genuine difficulty obtaining required documentation for verifying proof of income and income changes, removing residents from the lease after their change of address, and completing eligibility re-determination. This concern is often coupled with a threat of losing our apartment.
Requests for apartment relocation due to family increase or accessibility needs are routinely ignored.
2. Lack of Safety & Security: There are 16 buildings within the Northpoint community, and only 4 buildings are designated as a priority for security. Throughout the development, many of the buildings are without functioning gates, doorbells and intercom capabilities. As a result, residents and guests commonly lodge obstructions in the doorways for access and re-entry to the buildings. There is no support from security staff to ensure that obstructions are not left in the doorway for long lengths of time. Also, many of the buildings have entrance doors with broken locks—allowing extended and overnight access for non-residents to those buildings’ entrance/lobby areas.
Generally, there is low security presence across Northpoint. This is especially a concern for residents living in apartments along N Ashland Ave., and W Jonquil Terrace—where violent, life-threatening activity commonly happens. Residents often cite seeing security off-site during their hours of work.
3. Poor Pest Control Services: The pest control services provided by Platinum Pest Solutions, Inc., are not satisfactory. Many of us waited for hours on days when the company failed to show up. We were asked to clean and remove the contents of our cabinets, yet the company only treated around the baseboards. Some members experienced property damage during their treatment. Many residents continue to experience mice and rat infestation—especially for apartments along W Ashland Ave., and Jonquil Terrace. There are large rat holes near these apartments that have not been filled with the glass/concrete mixture as promised.
4. Poor Janitorial and Maintenance: There is no consistent trash pick-up and other upkeep services—particularly in stairways and hallways—across Northpoint buildings. Work orders and service requests—including carpet cleaning/removal and weatherizing apartments to prevent high heating costs—are routinely ignored.
