We are in opposition to the proposed the Development (Application #: 24-0072) to be located on N. Grand Canyon, Hickam & Alexander Road's.

The Applicant is asking for the following:
1.) General Plan Amendment
2.) Zone Change
3.) Variance - Unlimited

Property is located within NW Rural Preservation Overlay.

The GPA will change the General Plan of the Preservation Area in the NW along with the Zone Change and Variance will change the rural nature and character of the Lone Mountain area affecting all existing residents. This Project is inappropriate for such a rural area and belongs in an urban setting with the means for traffic, lighting, parking and off-sites which do not blend with the surrounding properties and rural mountain range, trails wildlife that exists there.

Our rural way of life is being threatened

1.       This time with a HUGE Main Structure and Separate Meetinghouse on 19.8 acres

2.       Interior Size: 97,000 s.f. (Red Rock Casino: 118,309 s.f., Santa Fe Casino: 151,001 s.f.)

3.       216-foot building height – While our homes are a maximum of 35 ft.
(higher than Redrock Casino 198 ft., Aliante Casino 127 ft., NY NY Statue of Liberty 150 ft.)

4.      Full street improvements (including street lights) on all sides

5.       Building and parking lot lighting

6.       Over 500 Parking Spaces

7.       Creates no Tax Base

8.       36 Month Construction Timeline

9.       Open 7 Days a Week with Extended Hours

10.   Entrances: On Grand Canyon, Tee Pee & Hickam

11.   Road Widening: Tee Pee 30’, Grand Canyon 40’

12.   Traffic: 70 – 80 volunteers then Guests, 85+ cars / hour, Volunteers travel for shifts every 4 hours, 100+  cars entering & exiting every hour

13.   Once Approved, the Developer can ask the City for changes, without neighbor input

14.   Requested Changes:
       A.  General Plan Amendment – Subverts the Inter-Local Agreement
      B.  Zone change – Allow Commercial / Public Facility Structures in our Protected Rural Environment
       C.   Variances – Allowed without Resident’s Notification
(These open Pandora’s Box for our area, particularly the General Plan. Anything can change, and it will effect land around your home)

15.   Give Them an Inch, They’ll Take a Mile: Allowing development outside of our normal building code, will allow further erosion of our building code, allowing the next developer to ask for even more then the Developer is asking for now. It’s a domino effect – NO MATTER where you live in in our Rural Preservation Neighborhood!

16.   Stated practices, times, schedules, services, special events, etc. can change at any time without neighbor input.

We have an opportunity to stop this development in our neighborhood, and we will have VICTORY, but NOT without your help!

2.) Zone change - will allow what is prohibited -
residents adhered to existing restrictions
3.) Variances - Unlimited will allow changes to the project as it
progresses without application
(These open Pandora’s box for our area, particularly the General Plan. Anything can change, and it will effect land around your home)
