Pass HUT's short-term rental ban!

The problem: Short-term rentals (STRs) like AirBnB and VRBO are not regulated in Hoboken. This means Hoboken’s housing stock is up for grabs. Homeowners and tenants have few protections against speculators, private equity, or anyone else who wants to turn Hoboken residences into full-time STRs. This has meant:
- Fewer homes for Hoboken residents.
- Increased rents as residential units compete with “commercial” STRs.
- A deterioration in quality of life; as STR owners under-invest in their properties, drive up noise and trash complaints, and replace our neighbors with transient tourists.
The solution: HUT and its community partners have put forward model legislation which would address the massive quality of life concerns caused by STRs and protect our homes, while still allowing real Hoboken families to share their homes for some extra cash. This means:
- A ban on full-home rentals where the host isn’t present, following the successful NYC model. Hoboken homeowners will still be able to share their home, but only if it’s their principal residence and they’re staying there overnight.
- Real enforcement, via a strong permitting process, with clear duties for hosts and for booking services, as well as a new Officer of Housing Records and Short-Term Rentals who will have the responsibility and authority to ensure that Hoboken homes are reserved for Hoboken residents.
- Community involvement, both through required public reports and through a complaints portal.
We believe in a Hoboken where homes are for neighbors, not transient guests. It is time to put residents first, ahead of California tech companies and real estate speculators.
