We oppose the landlocked lot construction project at Fulton and Masonic

When neighbors learned about “the craziest infill development scheme ever…. with just 3.5 feet of frontage,” we never thought that the project would ever move forward or get approved. The issues with this proposal were too many to count. In fact, the project as proposed was not permitted and needed special authorization to be approved, and additionally required four “variances” from the Planning Department. Despite objections from neighbors during the disastrous first virtual Planning Commission hearing in the COVID era, the Planning Department approved this unsafe proposal.

Starting with a group of renters, neighbors organized as a newly-formed coalition, NOPAWN (North Panhandle West Neighbors). At the last in-person hearing in December 2019, all the Planning Commissioners voiced concerns about this project:
· Fire safety
· Concern with density
· Zero lot lines means building up to each neighbors property line
· Dismissive attitude towards neighborhood engagement by developer
NOPAWN successfully collected signatures of over 30% of neighbors in the immediate vicinity in order to file an appeal of this project to the Board of Supervisors. Now we are seeking support from the wider community.

We oppose the landlocked lot construction project at 1846 Grove Street and ask the Board to disapprove this proposal.
The project site has one narrow 3.5-foot-wide breezeway as its only entrance and exit. Building four units at this site will lead to an unsafe situation for occupants and responding emergency personnel in the event of an emergency such as a fire. We ask that you enforce the applicable building and fire codes and deny this project’s conditional use application.
