Fairfax County is in the midst of Parking Reimagined, an initiative to update its parking policy and potentially lowering minimum parking requirements, which is critical for abundant, affordable housing. These rules add tens of thousands of dollars to the cost of each new home in a development project.

We support Parking Reimagined’s goal to balance existing car parking needs against values of equity, affordability, environmental sustainability, effective land use, and economic vitality.
Parking Reimagined appropriately simplifies Fairfax County parking ordinances, adding a tiered % reduction system, and making modest reductions in parking minimums - we broadly support most of the structural changes made in codes 6100, 6101, and 6102.
However, the scale of the changes is insufficient. We recommend the following:
1) Further reduce parking minimums across the board, in particular for residential zoning, especially multi-family & single-family detached homes. Fairfax County's parking minimums are consistently 20-40% higher than Arlington County's for residential spaces, putting it at a competitive disadvantage.
2) Further boost the % reductions in tiered zones - and expand the land area of these zones.
3) Eliminate additional parking required for ALUs (which are typically occupied by elderly & low-income families who are less likely to have cars).
These changes are critical for reducing our county's car dependence & meeting the goals of Parking Reimagined.
